The Maintenance Technician supports operation, inspection, and light maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. This is an entry-level position and can provide opportunities for growth in the engineering field. 

This position will require driving between three properties (daily) located in Rivergate district and the Portland airport area and to Tualatin (once a week).

WHAT YOU’LL DO

Execute assigned tasks including painting, cleaning, minor repairs, locksmith work, and tenant service requestsPerform interior maintenance, including minor repairs in vacant units, ceiling tile replacement, and basic plumbingCoordinate with third-party vendors for maintenance and repairs; secure competitive bids when necessaryConduct exterior clean-up and manage waste disposal efficientlyMaintain FA rooms and equipment, ensuring cleanliness and functionalityVerify lockbox operation for FA rooms and vacant unitsReplace light bulbs as neededAssist with office relocations, including furniture and equipment transportManage common area keysConduct property inspections and schedule preventive maintenanceProvide authorized vendor accessDocument and report move-out activities promptlyMonitor parking areas for proper vehicle placementSupport tenant move-ins and move-outsAccurately document work orders and reports in designated software systemsReport hazards or concerns to management immediatelyAdhere to safety procedures and maintain a safe work environmentParticipate in ongoing training to enhance skills and knowledgeComply with all applicable ordinances, codes, and lawsFoster positive relationships with tenants and vendors through regular check-insWork independently and collaboratively to achieve organizational goalsComplete additional projects and tasks as assigned by managementBasic to intermediate computer skills required

WHAT YOU BRING TO THE TABLE

1-2 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentryTrade school, union training, military service or college is desirableAbility to lift up to 50 lbsComfort using ladders up to 30 feet tallAbility to frequently climb, bend, kneeling, lift and/or driveStrong customer service skills
