The Maintenance Mechanic will perform and coordinate all maintenance activity at the Capital One office in Toronto. The successful candidate will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate a strong basic understanding in one or more craft areas (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

RESPONSIBILITIES

● Ensure that work performed in client space is accomplished with minimum disruption and is followed by adequate cleanup

● Perform daily rounds and inspections documenting in logbooks/Corrigo work orders as assigned by direct manager

● Respond to Corrigo work orders and other tenant inquires in a timely manner

● Coordinate and support maintenance performed by vendors ensuring work in performed correctly and following all safety policies

● Create MOP’s for all critical maintenance activities for approvals

● Schedule Critical maintenance activities with vendors

● Identify and escalate any operational and safety risks encountered through direct manager

● Respond to emergency system failures and Sensaphone alarms when they occur and make repairs or oversee vendor as needed. This includes responding outside of regular working hours. ● Respond to urgent situations, on-call work during emergencies, and ability to work overtime/weekends during scheduled projects and preventative maintenance periods

● Notify Direct manager of any observed inefficiencies (utilities, etc.)

● Provide support to Direct manager as requested

● Assist when requested on-site escorting of construction vendors to ensure adherence to JLL’s standards and policies are met.

● Partner with and provide support to other service teams including Project Management, Technology, Security, Moves team and Janitorial as assigned by Direct manager.

● Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility

● Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace

● Review monthly client service request summaries to pinpoint and correct recurrent operational problems

● Handling conference rooms setups and resets, including coordination with PowerUp (IT department) for audio-visual requirements during meetings

● Minor furniture repairs

● Moving existing furniture (both large and small) within rooms and between floors when needed including desk monitors

● Managing inventory of cleaning and maintenance supplies

● Managing and storing extra furniture, as well as overseeing key distribution and storage

● Assisting with loading and unloading of deliveries from contractors when needed

● Maintaining the floor surfaces for spills and debris

● Perform additional job duties as requested

QUALIFICATIONS

● Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required

● Working knowledge of computer applications including Word and Excel

● High School diploma or GED equivalent; Trade Licenses an asset

● Knowledge of Corrigo or similar CMMS systems

● Must demonstrate flexibility to respond to urgent situations by being available for on-call work during emergencies, and ability to work overtime/weekends during scheduled projects and preventative maintenance periods
