Maintenance - Facility Monitor (PM)

JOB SUMMARY

The Maintenance Manager’s responsibilities include, but are not limited to upkeep of all appliances, painting,

construction repairs, landscaping, and overall structural needs of the facility and working closely with and supervise the maintenance and the landscaping crews..

RESPONSIBILITIES

•              Provide upkeep of all appliances, painting, construction repairs, landscaping, and overall structural needs of the facility.

•              Work closely with and supervise the maintenance and landscaping crews.

•              Overall maintenance, repair and upkeep of the facility and groups. Develops and implements preventative maintenance schedule.

•              Performs day-to-day maintenance and schedules, supervises and evaluates resident work crew in performing assigned maintenance activities.

•              Trains resident work crews with in-depth safety training.

•               Develops and maintains adequate control and inventory of tools and supplies including a check-in/out system.

•              Develops and implements a work order system to ensure maintenance and repair orders are attended to promptly on a priority basis, including emergencies. Maintains a network of contract providers capable of performing routine and emergency repairs beyond the scope of in-house staff skills.

•              Maintains timely, accurate and legible documentation of all maintenance and repairs performed.

•              Develops and implements facility janitorial and cleaning plan. Using resident work crews ensures facility sanitation and cleanliness.

•              Responsible for vehicle maintenance and repair using outside professionals. Schedules vehicles for routine planned maintenance and emergency repairs. Ensures safety and roadworthiness of all vehicles on a daily basis.

•              Functions as a member of the therapeutic team. Participates in daily shift exchange including log documentation and review.

•              Displays regular and reliable attendance. Reports to and departs from work on time, as scheduled, and accurately reflects all time on timecard.

•              Successfully functions as a team member.

•              Participate in the maintenance of a consistent and supportive environment for both staff and the participants.

•              Maintain appropriate and professional boundaries between other staff and female offenders.

•              Serve as an appropriate role model for female offenders.

•              Maintain confidentiality.

•              Maintain an environment that is family focused and trauma informed.

•              Attends weekly supervision as requires by Program Manager.

•              Actively seeks to enhance skills and seeks guidance and feedback.

•              Aids in general management of center including running errands as assigned.

•              Completes all assigned duties within the time frame and according to the standards as established by the Program Manager.

•              Complies with all MHS and program rules, policies and procedures including HIPAA standards.

•              Demonstrates commitment to professional growth by attending in-service trainings and staff development programs and seeking out supervision when needed.

•              Demonstrates adequate care and responsibility for equipment. Reports and/or repairs missing or damaged equipment and supplies.

•              Ensures facilities upkeep and safety by maintaining neat and clean work areas, by securing work area at close of business day, and by reporting vandalism, theft, or suspicion of drug abuse by coworkers to supervisor as soon as possible.

•              Familiar with and understands Mental Health Systems, Inc. Personnel Policy manual and follows all established personnel policies.

•              Follows administrative chain of command.

•              MHS requires all employees to attain a minimum degree of training and knowledge in cultural competency, co-occurring and gender responsiveness and to routinely demonstrate these traits in every day work relationships.

•              Participates in regularly scheduled staff meetings.

•              Participates in the Injury and Illness Prevention Program and follows guidelines that promote workplace safety.

•              Provides input towards policy and procedure design, revision, and deletion.

•              Reads memos, directives, meeting minutes, and revised policies and procedures as posted.

•              Other relevant duties as assigned.

JOB RELATED QUALIFICATION STANDARDS:

KNOWLEDGE OF:

•              Electrical, plumbing and HVAC repair and maintenance and ability to perform repairs on furniture and equipment.

•              Procedure manuals and an ability to interpret these effectively to staff, family members and community providers.

SKILLS:

•              Demonstrates supervisory, management and communication skills necessary to adequately supervise assigned staff.

•              Bilingual, Spanish speaking if the position serves Spanish speaking population.

•              Resourcefulness, initiative and the ability to work with minimal direction and supervision.

•              Utilizes logical problem-solving techniques both independently and in collaboration with workers in dealing with client needs.

ABILITY TO:

•              Diagnose and repair most electrical, plumbing and HVAC problems.

•              Make minor and extensive repairs to most furniture and equipment.

•              Extensive knowledge of tools, their use, maintenance, care and safety practices.

•              Complies with OSHA standards.

•              Interact positively with persons of diverse socio-economic backgrounds and education.

•              Follow all program policies regarding breaks, lunch, sick, vacation, leaves of absence, etc.

•              Create written documentation that is legible, clear, and concise.

•              Maintain the distinction between therapeutic and social relationships.

•              Maintain positive morale and unit cohesion as evidenced by maintaining a cooperative and flexible attitude toward coworkers, showing adaptability to change, exhibiting effective communication and interpersonal skills, and taking initiative to solve problems.

•              Set priorities and reacts appropriately to emergency situations.

EDUCATION and WORK EXPERIENCE:

•              Possess a high school diploma, or its equivalent.

•              At least three years experience doing maintenance and landscape work in large facilities.

•              A minimum of five years’ experience in general facility maintenance and repair, in a setting with responsibility for supervising and/pr training staff.
