Live-in Property Manager- Greenwich, CT

The Property Manager will be responsible for overseeing the daily operations and long-term maintenance of a private 9-acre waterfront estate in Greenwich, CT. This includes supervision of staff and vendors, care of all residences, outbuildings, grounds, vehicles, and systems. The ideal candidate will be highly organized, hands-on, and experienced in managing high-end properties with a strong attention to detail and discretion.
Responsibilities:
+ Conduct daily inspections of all buildings (main residence, guest cottage, outbuildings) and property systems
+ Ensure all plumbing, HVAC, electrical, smart-home, and mechanical systems are functional
+ Inspect for issues such as leaks, temperature irregularities, and security concerns
+ Manage the proper functioning of gates, doors, and windows
+ Source, schedule, and supervise vendors (e.g., HVAC, electricians, landscapers, painters, smart home technicians)
+ Negotiate bids and contracts; oversee quality of work and ensure timely completion
+ Maintain records of services, warranties, and project timelines
+ Ensure all equipment and tools are clean and operational
+ Supervise and schedule groundskeeping tasks
+ Liaise with housekeeping staff when owners are away
+ Ensure property is secure and fully operational during owner's absence (mail collection, running water systems, monitoring temperatures, etc.)
+ Conduct weekly update meetings with owners
+ Maintain spreadsheets and schedules for all service providers and ongoing maintenance tasks
Qualifications and Requirements:
+ Strong organizational and administrative skills; meticulous record-keeping
+ Hands-on knowledge of home systems (HVAC, plumbing, electrical, Crestron/smart-home tech)
+ Excellent written and verbal communication skills
+ High level of discretion and professionalism
+ Valid driver’s license and clean driving record
+ Background in landscape management is a plus
