Job Description
The Leasing Manager is responsible for leading a transactional team developing field real estate strategies that integrate with business plans within their Area of Responsibility. This position will incorporate strategic real estate and principles, transaction management, and sound financial management that will deliver short-term and long-term productivity gains and cost savings for the assigned area of responsibility.KEY RESPONSIBILITIES
Knowledge of Allstate business conditions and operations (market specific, specific business goals, long-range forecasts)
Actively pursues the exchange of information or advice with external consultants/advisors
Manages and recommends specific site selections which achieves financial, quality, and time goals as set forth
Leads lease negotiation process and drive timely execution of all necessary documents
Facilitate the disposition of owned buildings and excess lease space; recommends solutions to department leadership
Manages the broker and attorney relationships which enable these transactions
Manages key real estate performance indicators within Area of Responsibility
Manage the financial relationship with landlords which includes rent issues and Common Area Maintenance charges
Oversee the management and development of the annual operating budget for Area of Responsibility

EDUCATION AND EXPERIENCE
4 year Bachelors Degree (Preferred)
7 or more years of experience (Preferred)
In lieu of the above education requirements, an equivalent combination of education and experience may be considered
CERTIFICATIONS, LICENSES, REGISTRATIONS
No Certification, License or Registration is required for the job
FUNCTIONAL SKILLS
Has expert experience negotiating real estate related business terms and contract documents
Ability to draft documents for proposed purchase/sale/leasing properties
Highly Proficient with MS Office (Word, Excel, PowerPoint)
High - level experience and skill in integrating labor analytics into real estate strategies
Knowledge in financial modeling of real estate transaction; inclusive of GAAP, cash flows, impact to bottom line, etc.
Experienced in evaluating market values for sale/lease/land assessments
Understands contracts/deed/title reports
Knowledge of how capital market conditions, interest rates, investments, and fiscal/monetary policies affect real estate

Compensation offered for this role is $95,700.00 - 170,925.00 annually and is based on experience and qualifications.The candidate(s) offered this position will be required to submit to a background investigation.
