Lead Commercial Real Estate Portfolio Representative

About this role:

Wells Fargo is seeking a Lead Commercial Real Estate Portfolio Representative. The analyst will be supporting Prescreening and Underwriting groups (Multifamily Capital, Real Estate Securitization and Capital Markets) and delivering the various products to the reviewer/onshore team as per the agreed quality.


In this role, you will:

Evaluate complex financial performance of borrower and guarantor based on a variety of factors and determining an appropriate risk rating, both qualitative and quantitative; this would include review of financial statements and compare it against Commercial Real Estate guidelines

Analyze historical cash flows and developing proforma based on historical performance of the property and relevant market data

Evaluate existing leases within the property to determine possible impact on cash flows by reviewing for pertinent clauses, such as termination options and go dark

Review loan documents and summarize salient facts of the loan and ongoing covenants (both financial and non-financial) to be maintained by the borrower

Perform market research of real estate using various third-party applications and compare performance of subject property against market data to draw conclusion of overall performance

Review third party documents, such as appraisal, site inspection report, property condition assessment report to infer overall performance of the property and identify significant factors which may impact asset

Document and synthesize all findings based on above mentioned reviews

Quality check work performed by junior team members and provide appropriate feedback on the same

Understand the feedback received from the onshore team members and disseminate the same to the team

Provide training to the team members and educate them on different scenarios

Communicate with Asset Managers and make sure to deliver the desired output

Serve as subject matter expert of the team and manage new transitions and expanded scope of work seamlessly

Conduct functional trainings for Team members

Identify efficiency opportunities within process and implement the same


Required Qualifications:

6+ years of commercial real estate industry experience, or equivalent demonstrated through one or a combination of the following:  work experience, training, military experience, education


Desired Qualifications:

Ability to analyze and process property financial statements and loan related documents for all commercial property types (e.g. rent roll, historical operating statements, appraisal reports collections and budget)

Monitoring and analyzing the property performance based on Tenants details, evaluate lease agreements and pertinent clause, Property Cash Flows and provide the necessary recommendation to Prescreening/Underwriting team.

Perform market research of real estate using various third party applications and compare performance of subject property against market data to draw conclusion of overall performance.  

Review third party documents, such as appraisal, site inspection report, property condition assessment report to infer overall performance of the property and identify significant factors which may impact asset.

Job Expectations:

6+ years of overall experience in Commercial Real Estate Industry – Prescreening and Underwriting for all commercial property types (MFC, RESCM).

6+ years of underwriting mortgage experience in conventional & FHA products.

Strong knowledge in Government Sponsored Entities (Fannie Mae and Freddie Mac) and their underwriting procedures.

Strong Knowledge in Commercial Real Estate domain.

Ability to read, comprehend and synthesize data regarding property performance / market related information from multiple sources into one prescribed template.

Strong Knowledge of mortgages, real estate market, and financial lending.

Strong knowledge in 3rd party documents i.e., Appraisal, PCR, ESA, Flood Determination.

Strong MS Excel, PPT, Visio knowledge is mandatory.

Excellent English comprehension and written communication skills.

Flexibility towards work on different processes/assignments.

Master Degree in Accounting and Finance.

Any professional Finance/Accounting/Economics certification would be a plus.

Document and synthesize all of the findings based on above mentioned reviews.

Analyze and share all the inconsistencies to onshore as per the agreed procedure.

Ability to work on multiple process and flexible to work beyond the work timelines to complete the tasks.

Reviewing associate deals and providing timely feedback for team members.

Prioritize work and display day to day work allocation leadership and mentorship to the team.

Identify efficiency opportunities within process and implement the same.

Closely working with Risk partners in respect to avoid/mitigate any loopholes in the process and always adhere to the company polices.

Ability to work closely with onshore partners with respect to any escalations, resolve on ASAP basis and disseminate the same to the team.

Prepare Performance Report for team members and Monthly & Weekly reports for onshore partners.

Work with individuals in more experienced roles to understand client needs and coordinate efforts to service clients by working closely with different departments in the Commercial Real Estate Underwriting functional area.

Achieve/Exceed the set quality/productivity targets.
