We are looking for highly motivated individuals to join our professional estates management team dedicated to our client in the Financial Institution industry. You will work closely and report to the Lead of the Account in managing the client’s portfolio, development the client service level and provide transactional and operational excellence to the account.
**Key Roles and Responsibilities**
+ Work within the day to day operations of the Estates Management function, ensuring they deliver to time all necessary reporting, transactions and financial reporting requirements.
+ Interface directly with the Client to understand and interpret the Client’s needs, the demands and changes within their broader business environment, and investigate and advocate how CBRE can best support the Client.
+ Continuously keep informed of new CBRE services, technologies, and market insights, and evaluate the opportunity of integrating these into the Client partnership.
+ Represent the client as the landlord in leasing or marketing the client’s owned properties and drive optimum returns for client’s investments
+ Work closely with brokers in marketing and leasing strategies which include but not limited to recommendation of pricing policy, answer enquiries, site inspection (if needed), prospective tenants canvasing exercise and negotiation with prospective or existing tenants
+ Review proposals, negotiate with Tenant/Landlord, to achieve the best price and conditions for the Client in new leases, renewals, rent reviews
+ Engage with stakeholders or business units for the necessary approvals for each transaction
+ Resolve tenancy issues or matters in collaboration with other functions such as project management and facilities management such as hand over and reinstatement process, pre-termination requests, any disputes
+ Track and manage any rental arrears and seek recovery from the respective tenants. Report aging status on a monthly basis to stakeholder
+ Monitor and support any divestment activities such as collective sales and report regularly to the stakeholders
+ Work with the account lead and EMs on the claw back exercise for property tax for the owned buildings in Singapore
+ Adhere to the transaction process including approval and payment to ensure minimal gaps and risks to the client
+ Take ownership of all the upcoming leases (owned properties) and negotiation to ensure timely renewals and no expired leases under the critical date review.
+ Support in the review of contracts, seeking solicitor’s input and highlight any deviations or anomalies that may require engagement with the Client
+ Liaise with Portfolio Services team to update the leases in Sequentra in a timely basis
+ Generate the necessary POs for payment for agency fee and others.
+ When required, ensure the timely return of cash security deposit when a lease has ceased
+ Support in the preparation of annual budgets and participate in reviews for owned and/or leasehold commitments and if necessary, other periodic basis
+ Establish and maintain good landlord-tenant relationships and where applicable
+ Provide all necessary reports to update the performance of the lease out properties and assisting the collation of quarterly reports or MEC paper if required
+ Any other ad-hoc transaction activities to assist the team as a whole or as requested
**Essential Skills**
+ Qualifications in Business, Real Estate, or related discipline is desirable with more than 3 years of relevant experience
+ Good interpersonal skills with positive attitude
+ Strong communication and analytical skills (both verbal and written), with the ability to respond effectively to sensitive issues
+ Ability to ensure availability and responsive to client’s, landlord’s, and management’s requests or queries on a timely basis
+ Proactively managing customer relationships
+ Fluency in English and local language
+ Ability to work independently with minimal supervision in addition to being a team player
+ Proactive self-starter with a curious mind set to bring positive change to the team
+ Presents solutions to problems, escalating in a timely manner where necessary.
+ Client centric mind set and driving Customer Service Levels
+ Strong negotiation skills with good attention to details
+ Good time management and multitasking skills
+ Good analytical skills : qualitative and quantitative with reasonable presentation skills
+ Skilled in Microsoft excel and other Microsoft office tools
+ Sensitive to cross-cultural exposures
