Job Description

A Land Research Specialist is responsible for conducting research and analysis related to land use, property ownership, real estate transactions, and land development projects. They provide critical information and insights to support decision-making processes for individuals, businesses, or government agencies involved in land-related activities. The role is essential in supporting informed decision-making regarding land use, property transactions, and development projects, helping clients navigate legal complexities and ensure compliance with land-related regulations.

ResponsibilitiesConduct research on land parcels, properties, and real estate transactions using various sources, including public records, online databases, and GIS.Identify and verify property ownership records, legal descriptions, and boundaries.Perform title searches to determine the ownership history, encumbrances, and any liens or legal issues associated with a property.Analyze zoning regulations, land use codes, and planning documents to assess how land can be legally used and developed.Create and maintain accurate parcel maps using GIS software or other mapping tools to visualize land boundaries and features.Assist in due diligence processes for real estate transactions, including assessing the suitability of properties for development or investment.Research and report on environmental factors that may affect land development projects, such as soil quality, flood zones, or hazardous materials.Provide market research and analysis on land values, rental rates, and market trends to assist in property valuation and investment decisions.Ensure that land use and development activities comply with local, state, and federal regulations, and advise on necessary permits and approvals.Prepare and maintain detailed records, reports, and documentation of research findings and analysis.Communicate research findings and insights to clients, real estate professionals, attorneys, or government officials, as needed.Essential SkillsProficiency in conducting comprehensive research using various sources and databases.Familiarity with Geographic Information Systems (GIS) and mapping tools.Understanding of real estate law, property rights, and land use regulations.Additional Skills & QualificationsA bachelor's degree in geography, urban planning, land management, real estate, or a related field is typically required.0 to 5 years of experience in land research, real estate analysis, or a related field is beneficial.Strong analytical and problem-solving skills to interpret complex land-related data and legal documents.Meticulous attention to detail to ensure accurate property information and legal documentation.Excellent written and verbal communication skills to convey research findings clearly and effectively.Proficiency in using software applications, databases, and spreadsheets for data analysis and reporting.Effective time management and organizational skills to handle multiple research projects concurrently.Work Environment

This is a regular full-time position with office work from Monday to Thursday and remote work on Fridays. The office is based in Atlanta.

This is a Contract position based out of Atlanta, Georgia.

Pay and Benefits

The pay range for this position is $25.00 - $30.00/hr.
