Govt. Housing - Maintenance Repairer Lead

Position Summary

The Maintenance Repairer Lead, under the direction of the Operations Manager, is responsible for coordinating the activities of team members and assisting with the physical maintenance and repairs of Housing Authority properties. 

Job Duties

The following include, but are not limited to essential functions of the position.

Perform maintenance repairs including but not limited to plumbing, electrical and heating repairs. Install housing hardware including but not limited to locks, doors and toilets.                Complete work orders and material requests. Track and log time worked on projects and work orders. Enforce safety protocols and procedures, promoting a culture of safety among maintenance staff, and ensuring compliance with occupational health and safety regulations to maintain a safe work environment. Serve as a point of contact for residents' maintenance requests, communicating updates on maintenance projects and work schedules, and providing excellent customer service. Assist in budget planning and management for maintenance-related expenses,and identifying cost-saving opportunities while ensuring quality and efficiency in maintenance operations. Coordinate preventative, routine, and emergency maintenance service projects. Coordinate team member assignments.              Perform minor painting and drywall repairs.                                                                                    Clean up housing units and yard debris.                                                              Enforce safety regulations. Other duties as assigned

Knowledge Skills and Abilities

To perform the job successfully, an individual should demonstrate the following: Knowledge of basic plumbing, HVAC and electrical experience.  Must be able to work under pressure and handle difficult situations. Must have general math skills. Ability to perform physically demanding tasks, including lifting heavy objects, bending, kneeling, and standing for extended periods. Flexibility to adapt to changing priorities, emergencies, and unexpected maintenance issues, demonstrating resilience and resourcefulness in problem-solving. Capability to work independently with minimal supervision, taking initiative to address maintenance needs and complete tasks efficiently. Commitment to maintaining a safe work environment, adhering to safety protocols, and promoting a culture of safety among maintenance staff. Knowledge of and ability to use word processing and spreadsheet and data base software Must have excellent public relation/customer service skills. Must be able to establish and maintain effective communication with co-workers, subordinates, supervisors and the general public. Must be able to communicate effectively both orally and in writing. Must be able to handle multiple projects within certain time constraints dictated by weather conditions and work flows. Must comply with OSHA CFR 1910.32 by ensuring that all personnel involved are using personal protective equipment identified in the hazard assessment. Position required being on call 24 hours a day/7 days a week to address maintenance emergencies in Housing Authority units. Must be able to practice discretion and maintain confidentiality.  

Minimum Qualifications

High School diploma or equivalent. Minimum of 3 years of experience in residential home repair and maintenance.

 

Preferred Qualifications

Trade or Technical School Certification in Water Operations

Certification(s) and/or Licenses Required

Must obtain S4 Water Works Systems Operation Certification within one year of hire. Must have a valid driver’s license and be insurable by the Sault Tribe Insurance Department. Must comply with annual driver’s license review and insurability standards with the Sault Tribe Insurance Department. Will be required to complete and pass pre-employment drug testing.

Position may require very heavy with lifting objects over 100 pounds with team or dual lifting and frequent lifting/carrying of more than 50 pounds. Physical factors include constant standing, walking; frequent carrying/lifting, pushing/pulling, climbing, stooping, kneeling, crawling, reaching, manual handling, use of hearing, bending; occasional sitting, use of smell, near/midrange/vision, depth perception, and color/field of vision. Working conditions include constant exposure to extreme weather, heat/cold, wet/humidity, noise and vibration and occasional exposure to air quality. Protective equipment clothing needed to perform job include hard hat, safety glasses, protective footwear and other protective equipment needed to perform functions of position. Native American Preferred.
