Job Responsibilities

1、管理厂务设施设备台帐，设备操作，运行保养，与预防维护标准等文件；

2、实施预防性维护保养，年度与月度的保养，维修与备件采购；

3、审阅相关的运行报表，掌握设备运行状况，及时发现问题，分析原因，保证厂务设施设备随时处于优良的运行状态

4、为生产线、办公室提供稳定的设施供应，事故状况下履行现场抢修职责；

5、全面负责暖通设施管理，并为暖通设施管理指定运维标准，为项目可靠稳定运行提供必要培训＆指

6、制定暖通设施设备预防维修保养计划，节能项目，节能计划，及时检查掌握暖通设施运行状况

7、全面负责楼宇自控系统点位测试及系统逻辑控制确认，自控组态画面确认，日常故障维修处理

8、全面负责弱电系统日常运营，定期保养全面负责厨房设施日常维修保养

9、全面负责暖通系统＆楼宇自控系统＆弱电系统预算费用提报及月度费用管控

10、全面负责暖通系统＆楼宇自控系统＆弱电系统系统升级改造

11、能独立安排园区公共设施物业维修，异常处理并优化物业维修TOP3

12、做好与园区各部门协调沟通，不断提高设施设备服务质量＆满意度

13、检查落实暖通系统＆楼宇自控系统＆弱电系统工作开展情况，及时纠正不合格现象，满足各部门供冷供热需求，对园区设备设施存在的风险识别管控，优化暖通运行方式，实现经济运行

14、负责暖通设施运行用能分析，发现用能不合理之处及时优化运行模式

15、管理和协调运行服务外包商和设备供应商/OEM，管理点检、维修、定维等工作的绩效和评估

 

Background & Skills

1、本科及以上学历，暖通/机电类相关专业；

2、5年以上暖通设施运营经验，对暖通设施管理有深刻理解，有独立管控暖通设备设施能力

3、具有良好组织，沟通能力及很强的综合事务处理能力

4、优秀的应急处理能力且具备独立完成工作能力

5、熟悉常规办公软件及能看懂AUTO CAD图纸
