Job Description
Assist Country Manager in day to day operation of the facilities.
*Effectively manage all Administrative, Engineering, and other FM functions, ensuring all procedures, processes, and client requirements are undertaken in a timely and efficient manner.
*Directly supervise and organize the in-house technicians responsible for the daily operation, monitoring, repair, maintenance, facility and allied systems.
*Process and complete all facility related request and incident reporting.
*Prepare in-house technician work schedule.
*Coordinate and monitor accredited vendors responsible for the PM of critical equipment/system - HVAC, UPS, Fire Protection, BMS, Electrical System, and other facility related system that within JLL scope matrix.
*Plan and Implement PM program to ensure that all equipment deliver optimum efficiency and performance. Ensure Planned Preventative Maintenance is undertaken in accordance with the schedule.
*Establish and manage spare parts inventory. Regular coordination with procurement team for vendor requirement and materials requisition. Ensure an adequate supply of materials and service for the proper operation of the facility.
*Formulate, Plan and Implement cost saving measures on utilities consumption/cost.
*Monitor, analyze and submit utilities consumption trend report on electricity and water.
*Witness Testing and Commissioning work on new installations.
*Prepare RFQs, evaluation and presentation of proposals for in-scope and rechargeable items.
*Ensure all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are maintained at all times.
*Compliance with the Service Level Agreement established between JLL and client.
*Conduct regular site walkthrough.
