The compensation for the position is: $110,500.00 - $130,000.00
Responsibilities
Pay: $111,000-$130,000.Oversee all mechanical, plumbing, sprinkler, electrical and fire alarm systems.Oversee all repairs and maintenance, capital projects and construction renovations.Oversee all property service vendors, preventive maintenance programs, tenant requests, and emergency repairs. Lead, direct and train general maintenance technicians and handymen.Diagnose and perform corrective measures needed for HVAC equipment.Perform routine interior and exterior building and site inspections focused on aesthetics.Maintain and develop strong tenant relations.Prevent, minimize, and cure property violations.Prepare, prioritize, and forecast budgets for property maintenance and capital projects.Review tenant leases and exhibits for compliance.Organize meetings, prepare agendas, maintain all equipment logs, schedule all required testing and inspections.Qualifications
7-10 years’ experience in engineering or facilities management, shopping centers and multi-building campus exposure preferred.Bachelor’s degree or equivalent experience.Minimum required certifications and licenses: Q01, S-12, S-13, S-14, OSHA. Expert knowledge of MEP building systems, including chillers and cooling towers.Strong knowledge of commercial building codes and energy efficiency measures.Ability to read and understand architectural, structural, and MEP construction drawings.Willing to be on-call/available 24/7 for emergencies including weekends and holidays.The ability to function autonomously in a fast-paced environment.Proficient verbal, interpersonal and written communication skills.Highly organized problem solver, detail oriented with attention to detail.Skilled in time management and the ability to prioritize multiple, simultaneous tasks.Excellent critical thinking and problem-solving skills.Ability to effectively communicate with tenants, contractors, and support vendors.Excellent computer skills and a high-level of proficiency in Microsoft Office (Excel, Word, Outlook, Project).AAP/EEO Statement
