To Supervise the operations and maintenance of building facilities systems and ensure they run efficiently, safely and cost-effectively. Responsible for achieving excellence in maintenance management at client’s manufacturing & office premises, ensuring the highest standards are delivered and best practices implemented. Together with the team and our preferred vendors, the individual is to provide engineering, critical environment management and technical service to clients, with a focus on continuous improvement and risk management.
Job Description
Planning and execution of preventive maintenance programme on Corrigo / 52 Week Planner
Troubleshooting and both preventive and breakdown maintenance for general building services.
Conduct deep-dive investigation on breakdowns and faults to identify their root causes, then advising on and leading the necessary technical investigations for effective rectification.
Ensure the timely execution of planned preventive maintenance (PPM) and actively manage vendor performance to meet the service delivery standards (KPIs/SLAs)
Implement good engineering practices including quality, environment, health and safety when supervising the technical staff in accordance with Safety procedures CMO Compliance
Responsible for delivering feasible engineering solutions and requires close coordination with owners, vendors, and users regarding functional requirements to ensure project objectives are met.
Prepares the technical reports
Review and Implement areas of continuous improvements
Ensures zero-downtime to client operation and critical equipment are maintained based on JLL and client policies
Ensure client infrastructures are resilient and understand the critical MEP systems on site including UPS, CRAC, chiller, generator, fire alarm etc. with an ability to support client security teams and their systems
Responsible for managing 24-hour emergencies and alarms occurring on client premises. This necessitates availability for on-call assignments and the capacity to perform duties outside of regular working hours as needed.
Conduct periodic emergency contact test
Responsible on maintaining and monitoring of all building automation systems (BMS, Lighting Control system, BOS)
Manage and develop a close working relationship with the vendors to ensure compliance with Client requirements
Ensure safety requirements comply with client, JLL and local guidelines
Communicate and support all stakeholders to any request related to facilities
Ensures completion of all maintenance service requests as assigned
Ensure inventory control for cost effective operations are updated (any JLL or client procured items)
Ensure Monthly health check of critical equipment rooms is conducted
Required Qualifications, Skills and Experience:
Diploma in Civil / Mechanical / Electrical Engineering or in any related field
Minimum 5 years hands-on experience in technical works e.g. M&E and other building or facility services
Ability to build good working relationships with reports, managers, stakeholders, landlord, colleagues and service providers
Good communication skills (written and spoken english)
Able to work in flexible hours as required by the facility
Able to work effectively both independently and in a team based environment
Demonstrated willingness to be flexible and adaptable to changing priorities
Good multitasking and organizational skills
