Purpose:
The Director of Revenue Management is responsible for maximizing top-line revenue across a portfolio of communities through strategic pricing, promotional oversight, and revenue optimization initiatives. This role leads the development and execution of a dynamic pricing strategy that adapts to market conditions and occupancy trends. The Director partners closely with Finance, Operations, and Sales to implement data-driven strategies that drive both occupancy and profitability.

Essential Job Functions:
Develop and manage dynamic pricing strategies by unit type, market demand, and occupancy trends.Evaluate competitive positioning and adjust rates to optimize revenue by balancing rate growth with occupancy, while ensuring promotional offers are strategically applied and aligned with revenue goals and contract terms.Manage ancillary revenue streams (e.g., parking, storage, service packages), identifying opportunities to enhance offerings and increase non-rental income while aligning with resident needs and community positioning.Partner with Sales, Marketing, and Operations to ensure revenue strategies are actionable, measurable, and aligned with broader business objectives.Provide training, tools, and ongoing support to community teams related to pricing, billing practices, and performance tracking.Maintain and audit unit setup in billing platforms (e.g., ALIS, Yardi), ensuring unit status, rate tiers, service levels, and market rents are accurately configured and consistent with rate sheets and contracts.Lead initiatives to automate pricing workflows and improve data accuracy within billing systems.Manage the annual resident rate increase process, including community-specific market evaluations, scheduling, stakeholder communication, billing updates, and development of resident-facing materials (e.g., rate letters, FAQs).Monitor revenue performance against budget, forecast, and market benchmarks, providing executive-level reporting and insights on occupancy, pricing effectiveness, and revenue trends.Support the annual budget and forecasting process by contributing rate assumptions and move-in projections, while serving as the subject matter expert for revenue strategy across Finance, Operations, and Sales.
Minimum Eligibility Requirements
Bachelor’s degree in Finance, Business, Economics, or related field (MBA or advanced degree preferred)Proven experience in revenue management or pricing strategy, ideally in senior living or a multi-site service industryStrong analytical skills with the ability to interpret market data and develop actionable insightsAdvanced proficiency in Excel and business intelligence tools (e.g., DOMO, Power BI)Strong collaborator with the ability to effectively influence cross-functional teams
