Director, Real Estate Portfolio Management

The Director of Real Estate Portfolio Management will be responsible for the strategic management of real estate portfolio process.  This includes supervision of the team that will be responsible for lease renewals, potential relocations, lease database maintenance, and facility related issues. The Director will partner with other departments (both at headquarters and in field operations), third-party consultants and the Company’s landlords to achieve the strategic goals for the portfolio. 

 

Essential Functions/Job Duties & Responsibilities:

Lead and develop staff to excel in department and individual objectives; provide staff with a clear sense of direction and purpose; communicate effectively and timely with staff; regularly utilize a variety of recognition tools and programs. Manage the critical lease expiration and option renewal date reports and provide recommendations for renewal to senior management.  Research market lease rental rates (Costar and with Brokers) and negotiate lease renewals/extensions or termination terms, including rent, term, and tenant improvement allowance and/or landlord work.  Partner with Facilities and lead the team in working together to obtain Landlord approvals and lead process when there are on site school issues, which require multi-internal departments and landlords. Prepare and/or review leases, lease amendment, option renewal exercise letters, letter agreements, landlord/tenant notices, confidentiality and non-disclosure agreements (CNDA's), Subordination, non-disturbance and attornment agreement (SNDA's), estoppel certificates, legal description, zoning restrictions, reciprocal easement agreements (REA's), title reports and declarations of covenants, conditions and restrictions (CC&R's).  Manage the owned and leased surplus (disposition) program; review opportunities for sale or sublease, negotiate purchase agreements and/or subleases.    Manage the tax assessment appeals and common area maintenance reviews.  Initiate and promote continued process improvements within the real estate department and assist with other duties as directed by supervisor.  Prepare ad hoc reports for and participate in periodic property/portfolio reviews.  Implement and execute development processes for targeted geographies. Collaborates with Legal, Facilities and Construction to assure lease terms and conditions properly align with lease agreements. Work on school relocations, when appropriate. Travel to corporate headquarters for periodic meetings.

 

Supervision:

Manage and direct staff including recruitment, selection and development to achieve Company goals and objectives. 

Education: 

Bachelor’s degree required, preferable in business related study Master’s in Business Administration or Juris Doctorate a plus.

Experience:   

Minimum 5 years of national real estate development experience with a national retail or multi-unit public company with emphasis on real estate site selection, negotiation and closing transaction required. Proven real estate experience and general knowledge and understanding of excess property, property management and negotiating lease amendments. Experience in presenting projects to local municipalities to obtain project approvals.

Proven ability to manage external partners and ability to create executable real estate strategies Strong attention to details and ability to manage multiple projects simultaneously Excellent presentation skills and ability to communicate with and relate to all levels of the organization. Strong skill set as a self-starter, creative thinker, project manager, leader and innovator. Ability to work effectively in cross functional teams and think both critically and strategically.

 

Travel Percentage:

10%

 

Compensation and Benefits:

Compensation based on position, education and experience. Bi-weekly paid.  Base salary range: $150,000 - 170,000 This position is also eligible for our Support Central bonus program which is based on annual achievement of company performance.
