As we expand and elevate our physical spaces, we’re looking for a strategic and experienced Director of Pre-Construction Store Development to lead the way.
The Role:
The Director, Pre-Construction Store Development is a strategic leader in Foot Locker’s Store Development lifecycle, responsible for overseeing and driving the pre-construction process across all project types. This is a highly collaborative role within this department that requires knowledge of the overall lifecycle process that will lead cross-functional coordination, cost management, and standards development while ensuring alignment with broader business goals. As a director, it is critical to drive these processes by working with both internal and external stakeholders.
Responsibilities Lead and manage high volumes of work across multiple concurrent projects, including travel as needed.Develop and maintain landlord work letter standards Create, implement, and manage build-out cost standards and processes.Manage simultaneous projects of varying scope, size, and location.Maintain strict adherence to project cost control procedures and reporting.Partner with Lease Administration to review lease documents for accuracy and alignment.Negotiate and interpret contract language related to construction deliverables.Provide detailed construction costs and trade-specific insights to internal teams.Demonstrate agility in responding to the evolving needs of the business and market conditions.Oversee cost benchmarking, analysis of budget vs. actuals, and alignment to market/industry trends.Own the end-to-end process for preliminary and final project budgets.Dive operational excellence by managing pre-construction performance through dashboards, reporting tools, and KPI tracking to ensure proactive decision-making and accountability.Qualifications Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field; or equivalent combination of education and experience.Minimum 8 years of experience retail store development.Demonstrated expertise in both mall-based and high-street retail environments, with a deep understanding of their unique challenges and opportunities.Proven leadership in managing complex, multi-site development projects.Excellent communication, collaboration, and analytical skills.Ability to thrive in a fast-paced, dynamic environment with multiple priorities.Proficient in blueprint and construction document reading.Strong budgeting, estimating, and cost analysis capabilities.Experience reviewing and negotiating contracts.Deep understanding of union and non-union labor regulations.Familiarity with building codes and permitting processes across North America.Strong understanding of construction means and methods.Expert-level proficiency in Microsoft Excel, including advanced formulas, pivot tables, etc.Highly skilled in Smartsheet’s for project tracking, reporting and dashboard creation.
Bonus Points:
Master’s degree or certifications such as PMP or LEED AP.Experience with sustainable building practices and retail innovation.Preferred 10+ years industry experience. BenefitsThe annual base salary range is $140000 - $160000 / year. This range represents the anticipated low and high end of the salary for this position. This role is also eligible to receive short term incentives that align with individual and company performance. Salary will be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. Salary is one component of the Foot Locker, Inc. total compensation package, which includes the below.
