Director, Cap Ex Strategy

 

 

Career Site Header Job Summary The Director, Cap Ex Strategy is responsible for the implementation and oversight of long-range capital project planning, annual budgeting, & regular reporting necessary to administer the company’s capital expenditures. They are also responsible for building and maintaining the long-term capital expenditure plan for all communities; evaluating proposed projects for compliance with company capitalization policies, return on investment, and project benefit analysis, and regular reporting and analysis related to capital projects.
Job Duties Compiles, reviews, and analyzes information from various sources on future planned capital projects, with input from senior management, operations, construction services, and 3rd party consultants as applicable. (Essential) Maintains a database of all planned capital projects for use in capital planning, project evaluation & forecasting. (Essential) Monitors capital projects in management and accounting systems and provides direction to team members on budget approval & implementation, reviews & approves budget change orders, and facilitates internal controls on capital expenditures within policy. (Essential) Creates and distributes reporting regularly for management. (Essential) Analyzes data and recommends specific actions based on findings. (Essential) Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures. Utilizes available computer systems, resources and team member input to carry out analysis to support management decision making. Initiates contact and maintains proper follow-up with stakeholders including 3rd party consultants and internal team members as necessary. Prepares various reports that provide insight for capital projects. Reviews and responds appropriately to correspondence. Handles confidential information and ensures the integrity of all information received and/or reviewed. Other duties as assigned. Requirements Bachelor's Degree (Required) 6 years in Experience in real estate (Required) 3 years in Experience in management position (Required) Proficient use of Excel, Word, PowerPoint Ability to travel by car or plane with overnight stays as required: 15-25% Excellent organizational skills Excellent written and verbal communication skills Critical thinking & decision-making ability Ability to address areas of concerns with others Must have a valid driver's license
