Deputy Director, Leasing, Re Rentals
Reporting to the Director, Leasing, the Deputy Director, Leasing oversees teams who conduct the leasing of vacant units for the portfolio of Breaking Ground's supportive housing and affordable housing that is managed by Breaking Ground, as well as a portfolio of vacant units owned and managed by 3rd party developers. The Deputy Director supervises Assistant Directors and Leasing Managers who manage the application process.
The Deputy Director manages the partnership with external agencies and organizations who provide housing applicants from appropriate sources including NYC’s Housing Connect, the Center for Urban Community Services, NYC’s Department of Homeless Services, NYC’s Human Resources Administration, New York’s Department of Health and Mental Hygiene, New York’s Office of Mental Health, and the Coordinated Assessment and Placement System (CAPS). They oversee the management of waitlisted housing applications and ensure applicants are processed in their appropriate order.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Supervise Assistant Directors and Leasing Managers who are responsible for managing Intake and Eligibility Specialists and the day-to-day operations for re-rentals Oversee the selection of applicants and ensure compliance with regulatory agreements Review applicant appeals and complaints Collaborate with other senior Leasing and Compliance department management to develop best practices Ensure timely completion of tenant transfers due to Reasonable Accommodations requests, VAWA, and other emergencies Develop and implement operational procedures to maximize productivity and reduce vacancy durations Ensure department complies with audits and other regulatory compliance reporting Work in close partnership with members of Breaking Ground’s internal Compliance department, compliance consultants, and building staff to ensure occupancy standards and compliance with regulatory agreements Manage internal waitlists and advise the Administrative Coordinator with the remarketing of Breaking Ground properties Initiate and coordinate housing mini lotteries with HPD and ensure units are leased within the department’s standards Review daily, weekly, and monthly reporting to provide information associated with filling vacancies (internal and DHS occupancy reports, applicant outcomes, etc.) Conduct presentations at HASA TSROs Perform other duties as assigned
