Exercises direct supervision over Maintenance Workers and Maintenance Crew Leaders. Work Location Locations will vary from various locations in San Antonio with assignments being subject to change based on departmental needs. Work Hours Available Shift: + 12:00 p.m. - 8:30 p.m.; Monday - Friday Shifts are subject to change to accommodate seasonal adjustments, evening coverage, weekends, and holiday shiftwork based on department needs. Essential Job Functions + Meets periodically with supervisor to discuss and plan daily or weekly activities. + Plans and prepares work assignments and schedules for custodial work crews. + Directs and evaluates work assignments through instructions given to Maintenance Crew Leaders. + Evaluate and make recommendations on new cleaning products and material. + Maintain inventory of equipment and supplies and monitor issuance of supplies. + Identify facility maintenance issues and submit work orders to the Facility Maintenance Division. + Respond to after-hours emergencies for custodial maintenance needs. + Resolves non-routine maintenance problems by redirecting work priorities or by contacting supervisor or the contract services supplier. + Prepares and keeps activity and administrative reports and service maintenance agreements. + Participates in the hiring, training, disciplining, and evaluating of employees. + Makes decisions on work priorities, supplies needed, work methods used, and staff assignments to meet program objectives. + Establishes standards and specifications for custodial supplies and equipment. + Performs related duties and fulfills responsibilities as required. Job Requirements + High school diploma or GED equivalent (recognized by the Texas Education Agency or a regional accrediting agency). + Three (3) years of experience in performing building maintenance or custodial work, to include one (1) year of supervisory experience. Preferred Qualifications + Valid Class 'C' Texas Driver's License + One (1) year of custodial supply inventory experience + One (1) year of experience with custodial chemicals and safety best practices + Knowledge of different computer programs such as SAP, Microsoft (Excel, Word, and Outlook), Adobe Acrobat, etc. + Applicants for this position must pass a Criminal Justice Information Systems (CJIS) fingerprint-based background check and maintain CJIS eligibility. Applicant Information + Unless otherwise stated, applicants are permitted to substitute two years of related full-time experience for one year of higher education or one year of related higher education for two years of experience in order to meet the minimum requirements of the job. One year of full-time experience is defined as 30 or more hours worked per week for 12 months. Knowledge, Skills, and Abilities + Knowledge of scheduling procedures, practices, and methods. + Knowledge of principles and practices of supervision, training, and personnel management. + Knowledge of equipment, tools, and chemicals used in custodial services. + Knowledge of building cleaning methods and procedures. + Ability to communicate clearly and effectively. + Ability to deal effectively with building tenants. + Ability to establish and maintain effective working relationships with City staff and the general public. + Ability to work shift work and call-backs. + Ability to perform all the physical requirements of the position, with or without accommodations. + Working conditions are inside with occasional exposure to, damp/wet surfaces, hazardous materials, flammable liquids, dust, and unfavorable fumes and vapors.
