ResponsibilitiesAs a Controller with Hines, full responsibility for the accounting records and administrative matters for assigned projects and entities as well as the supervision and development of respective accounting staff. Responsibilities include, but are not limited to:
Communicate and coordinate effectively with Hines functional groups (e.g., Lease Administration, Finance Business Partners, Transactions) and appropriate representatives of external partiesTreasury functions including review of bank reconciliations and contribution/distribution calculations and understanding cash flow projectionsReview and approve funding request to investors and lendersReview and approve reserves and write-offs in accordance with governing agreementsMaintain working knowledge of, and compliance with, various legal documents, including but not limited to: Loan agreements, JV agreements, Property Management agreements, leases, etc.Ensure all accounting records and reports are maintained in a timely, accurately and in accordance with GAAP or other basis of accounting. Special consideration to areas such as debt modifications, acquisitions/dispositions, interest capitalization, etc.General ledger review and analysisReview and confirm integrity of monthly and quarterly reporting for property(s) or project(s)Review accounting position memos documenting accounting treatment of new/unusual itemsMaintain / Interpret internal controls through documented policies and procedures to ensure accounting record integrity, reliability and asset preservationAbility to handle complex (e.g. very technical) ownership/equity structuresMaintain a general understanding of the budget and forecasts to be informed on the financial state of projectsAdminister financial statement and internal auditsReview tax projections and tax preparation workpapersProvide guidance and oversight to Accounting and Operations team on complex mattersSupervise and oversee the training and development of accounting personnel and assigned subordinate staffDirect and monitor the working relationships subordinates have with their counterparts internally and externallyComplete periodic performance reviews and compensation recommendations for direct reportsAnalyze/Assess merits of new programs, technology, etc.Identify risks; propose and implement risk mitigation strategiesWork with Head of Department/VP-Controller, etc. to address issues / needs of the department and assist with administration of projects in the groupReview ad hoc reports generated for upper management and external users as well as other significant internal and external reports Qualifications
The tasks would initially include, but not be limited to:
Bachelor’s degree in Accounting, Business Administration or related disciplineCPA requiredSix or more years professional accounting experience, preferably a combination of public and industryPublic accounting experience is strongly preferredCommercial real estate accounting requiredTax experience preferredAt least 3 years of prior management experience requiredEffective people management skillsAbility to lead, plan and manage activities to meet deadlines.Strong analytical, organizational, and coordination skillsExcellent verbal and written communication skillsPossess initiative to assume additional responsibilitiesExchange ideas, information, and opinions with others to arrive at decisions or solutionsWork indoors approximately 100% of the timeWork overtime as business needs deem appropriate Closing
