**Your day at NTT DATA**
Reporting to the Senior Project Manager of Construction - Thailand, the Construction Manager will lead the execution phase of our data centre development projects across Thailand. This critical role demands an exceptionally strong construction background with proven hands-on experience managing complex construction methodologies, site operations, and logistics for large-scale technical facilities. The successful candidate must demonstrate extensive technical knowledge and a track record of data centre projects or similar mission critical projects exceeding USD 100M in Thailand. This position requires deep construction expertise to focus specifically on the successful implementation of the construction phase.
**What you'll be doing**
+ **Key Responsibilities:**
Construction Oversight & Technical Management
+ Oversee General Contractor's construction activities ensuring compliance with plans, specifications, and owners technical requirements.
+ Conduct independent inspections to validate quality standards and enforce compliance.
+ Facilitate resolution of technical issues with minimal schedule impact.
+ Represent owner interests in managing projects to protect budgets, schedules, and mitigate risks.
+ Foster continuous improvement and partnership between owner and contractor teams.
Schedule & Budget Management
+ Validate contractor's construction schedules against master project timeline.
+ Monitor resource planning, cash flow projections, and earned value metrics.
+ Evaluate recovery plans and ensure reliable turnover dates.

Schedule & Budget Management
+ Validate contractor's construction schedules against master project timeline.
+ Monitor resource planning, cash flow projections, and earned value metrics.
+ Evaluate recovery plans and ensure reliable turnover dates.
+ Identify cost-saving opportunities and track project underruns.
+ Interface with internal teams to ensure contractor receives necessary support.
Quality & Compliance
+ Verify contractor maintains site health, safety, and environmental controls.
+ Track quality metrics and address performance trends.
+ Oversee inspection processes and punch-list closure for smooth operational turnover.
+ Review critical submittals and approve quality documentation.
+ Direct implementation of corrective actions for non-conformances.
Stakeholder Management & Communication
+ Provide consolidated status updates and data-driven action plans to executives.
+ Act as owner's primary interface with contractors, technical teams, and vendors.
+ Lead construction coordination meetings to protect owner interests.
+ Support pre-construction planning and represent owner in all project meetings.
Technical Support
+ Serve as owner's technical construction expert for project execution.
+ Oversee warranty work and tenant improvements in live environments
+ Act as first point of contact for construction emergencies
+ Mentor junior team members in construction oversight best practices
+ Conduct and/or ensure regular progress meetings with stakeholders, contractors, and team members. These meetings include but not limited to: Coordination, Owner/Architect/Contractor, Pull Planning (schedule) sessions, Design Management, QAQC & Commissioning and Room Ready/Handover.
**Knowledge and Attributes**
+ Understanding of Project Management, Planning, Construction Management, and Data Centers
+ Demonstrated leadership ability in dealing with Owners, Architects, Contractors, and internal stakeholders.
+ Extensive knowledge of prime contracts including lump sum, GMP (Guaranteed Maximum Price), hard bid, negotiated, design-build, etc. Specifically including EVM methods and payment systems.
+ Extensive knowledge of P6 Critical path scheduling systems, overall project cost control, budgeting, and value engineering as applied to buildings and systems used in Data Center project delivery
+ Familiarity of all aspects of Development design and Construction- to include site work, core, and shell, mechanical and electrical, utilities, finishes, etc.
+ Ability to work in an international team environment and interact with all levels of management, including C-Suite reviews.
+ Strong executive presence – able to convey complex and technical concepts to a non-construction audience.
+ Must be highly organized, analytical, and structured with excellent communication and problem-solving skills.
+ Technical knowledge of critical facilities, civil/structural, building envelope, BMS (Building Management System), mechanical systems and electrical distribution systems.
+ Knowledge of industry standards, building codes and safety standards including fire protection regulations.
+ Ability to demonstrate strong capability and expertise in Primavera, MS Word, MS Project, MS Excel, PowerPoint, Oracle cost management, Unifier, Concorde, and SharePoint.
+ Manages stress and/or fast pace effectively.
**Academic Qualifications and Certifications**
+ Bachelor's degree in construction management, civil/structural engineering, or equivalent education and/or relevant professional experience.
**Required Experienced:**
Minimum Qualifications :
+ Bachelor's degree in construction management, civil/structural engineering, or equivalent education and/or relevant professional experience.
+ 10+ years of experience in construction management, with at least 3 years specific to data centre or mission-critical facilities.
+ Strong understanding of data centre mechanical and electrical systems.
+ Proven track record of successful construction delivery in Thailand.
+ Knowledge of local building codes and regulations in Thailand.
+ Fluent in both English and Thai.
Preferred Qualifications :
+ Mechanical and Electrical systems quality and commissioning leadership in construction of Mission Critical Facilities.
+ Mission critical, infrastructure, and/or data center construction experience.
+ Multi-project experience in large scale construction management, mission critical or infrastructure preferred.
**Physical Requirements**
+ Ability to regularly walk, climb, and navigate construction sites with uneven terrain and multiple levels
+ Capacity to work in hot, humid tropical conditions.
+ Ability to wear required PPE (hard hats, safety boots, etc.) for extended periods.
+ Visual and hearing acuity sufficient for detailed inspections and communication in noisy environments.
+ Tolerance for working in environments with dust, noise, and occasionally at heights.
**Work Conditions and Other Requirements**
+ 100%: Construction jobsite at various levels of development.
+ Valid passport allowing travel within the APAC region at times.
