The Commercial HVAC Senior Service Tech is responsible for bringing best-in-class knowledge and effort to manage Schwab’s HVAC control systems throughout the Commercial real estate portfolio. Schwab’s engineers partner closely with the Facility Managers, vendors, and other engineering staff to ensure a well maintained, safe and productive environment for Schwab employees. Engineers are the gatekeepers and stewards of our Critical Environments and systems. This opportunity is located at our 1.1M square foot campus located in Westlake, Texas.
What You’ll Do:
Verify building control systems are operating per designWork with vendors to start up building HVAC control systemsWork closely with our contractors to ensure HVAC projects are completed on time, per code, Schwab standards, and contract requirementsWork with vendors to verify point-to-point checkout per Schwab’s standardsWork with vendors to perform software/hardware updates required for proper HVAC equipment and system operationWork with vendors to troubleshoot HVAC control systemsPerform routine adjustments to, and data retrieval from, HVAC BMS systems to solve environmental comfort and mechanical issuesReview Work Orders and Quotes for scope and pricingResponsible to work side by side with vendor partners during system start-ups and project Hand-Offs, in an observer role or active participant Complete required safety and compliance trainingReports to the Facility Engineering ManagerAny other duties as directed by the Facility Engineering Manager**This is an individual contributor role – no supervisory responsibilities**

Required Qualifications:
High school diploma or general education degree (GED)Universal CFC (EPA Section 608 Universal) certification requiredMinimum of 6 years of experience working on HVAC/BMS control systemsBasic proficiency in Microsoft suite (Word, Outlook, Visio, Excel, PowerPoint)Ability to read schematics (network topologies, electrical one-lines, device wiring drawings, control drawings, etc...) and construction drawingsTroubleshooting skills, the ability to understand a problem and work toward a reasonable solutionWorking knowledge of BMS softwareAbility to visit construction hard hat areas, climb stairs and ladders, maneuver in and around pipework and air ducts, work safely near exposed line voltage and low voltage wiring and terminations and ability to lift 50 poundsAbility to travel out-of-state (estimated to be up to 25% on average annually) with possible overnight stays, occasionally including weekends based on needs of the businessAbility to comprehend and interpret instructions, short correspondence, and email inquiries Ability to write routine correspondence, log-notes, and status updates in work order systems Ability to respond to common inquiries or complaints from co-workers or supervisorsGood phone etiquette and the ability to ask questions to seek understanding of problems and conflict resolutionAbility to own a task from beginning to endEffectively communicate progress and/or issues about assigned taskCan work both independently and as a part of a teamMust be able to multi-task, it is very probable you will be assigned multiple tasks over multiple customers at any given timeAbility to solve complex problems and handle a variety of options in varying situations while maintaining composure and professionalismUnderstand own limitations and frequently seek guidance on matters to minimize risk and thought validation
Preferred Qualifications:
