About the RoleThe CMMS Specialist is responsible for ensuring the efficient and effective operation of JLL sites, both through on-site visits and remote support, while also contributing to the continuous improvement and documentation processes and procedures. This role will report to the CMMS Manager. This position will focus on collaborating and deploying CMMS standard work and training for the account to drive the execution of maintaining parts/asset data accuracy and equipment hierarchy in the Infor EAM system. This position requires attention to detail, expertise in EAM/APM systems, continuous learning, and commitment to process improvement for the overall efficiency, productivity, and reliability of the site operations.
Job responsibilities include, but are not limited to:Serve as the JLL network SME for all aspects of the CMMS program for the JLL | Amazon account.Develop mechanisms to drive reduction in downtime related to PM and Inventory related system defects for the JLL network.Drive network compliance to all planning and inventory management metrics.Launch support: Provide planning training, storeroom setup, and parts organization.Support visits: Visit sites based on reports and KPIs, either pulled by the CMMS manager or by request of the site's manager. Support immediate correction of findings and capture any follow-up requirements for local RMEPs on a work order for tracking. Provide an after-action report with observations, recommendations, and conclusion on what was already actioned vs what needs follow-up action after each visit.Training: Develop and conduct training for new hires and existing employees who need assistance with correct process implementation. Trainings and workshops are expected to be delivered both in person when traveling and virtually for a broader network reach.Maintain Quality EAM/APM data for JLL sites: Clean up password expirations and verify shift, supervisor, and DTW information. Review inventory health scores, store min/max, metadata, etc. Escalate sites with re-occurring issues as more direct site intervention may be required.Collaborate in documenting SOPs: Update SOPs when necessary and contribute to their documentation.Provide virtual support: Assist with load balancing, APM transition, and backlog cleanup.Continuous improvements: Identify opportunities for improving processes and develop actionable solutions.Continuous learning: Stay up to dateBasic Qualifications2+ years’ working experience working with an CMMS/enterprise asset management software suite.2+ years’ experience planning, scheduling and auditing overall facilities/maintenance activities.5+ years’ experience using Microsoft Word and Excel.Customer service and project coordination experience.Self-starter with the dedication and ability to work independently in an autonomous environment.Candidate must possess and maintain a valid state driver’s license and passport.Preferred QualificationsBachelor’s degree or 2+ years Amazon experience2-year Associate degree (or professional training) in Business Administration, Information System, Engineering or related fields5+ years’ working experience working with enterprise asset management software suite. Infor EAM/APM ASE is highly desired3+ years’ data analysis experience in the facilities maintenance program, specifically in asset management and spare part optimizationUser training experience is desiredPhysical Demands
