General Summary
*This position may be filled as a Building Trades II or Building Trades III, depending on qualifications.*
The Building Trades II performs semi-skilled work in the maintenance, repair and installations of general building components, fixtures, and equipment to include commercial carpentry, plumbing, painting, door hardware/access control, and general maintenance for the City and City School Facilities. Work is performed under the general supervision of the Building Maintenance Supervisor.
The Building Trades III p erforms skilled work in the maintenance, repair and installations of general building components, fixtures, and equipment to include commercial carpentry, plumbing, mechanical components including commercial door hardware/access control, painting and general maintenance for the City and City School facilities. Work is performed under limited supervision of the Building Maintenance Supervisor.
As of March 28, 2024, this position is part of the Labor and Trades bargaining unit, as defined by the City’s Collective Bargaining Ordinance (Ordinance No. 22-128). in accordance with the Labor and Trades Collective Bargaining Agreement (CBA) effective July 1, 2025. The pay rate cited below will apply to individuals hired into this position on or after July 1, 2025. Future wage adjustments are subject to terms and conditions of the collective bargaining agreement between the City and the exclusive bargaining representative. Starting pay for this position is based on applicable education, experience, and internal equity:
+ The preferred hiring amount for a Building Trades II is between $20.45 to $25.14 an hour ($42,536.00 - $52,291.20 Annually).
+ The preferred hiring amount for a Building Trades III is between $23.42 to $28.78 an hour ($48,713.60 - $59,862.40 Annually).

Building Trades II Responsibilities:
+ Responds to general maintenance issues, determining the tools, time and resources required to complete project needs/requests.
+ Performs general repairs, installations, inspection, and scheduled preventative maintenance in all areas of facility maintenance such as plumbing, flooring, commercial door hardware/access control, windows, walls, fixtures, millwork, casework, ceiling systems, masonry, sealants, roofing, gutters, etc.
+ Assembles, installs, moves, and disposes of office, classroom, and custodial furniture, equipment, and dispensers. This includes supporting staging for City projects and ensuring proper handling and disposal procedures.
+ Responds to other requests for service such as mold, pest control, etc. and follows up with appropriate course of action.
+ Enters, reviews, and provides information into the work order system for accurate accountability of time and resources.
+ Assists and cross trains with experienced technicians in all facets of daily operation and project completion, as needed, and assigned.
+ Operates a City vehicle in the performance of the job duties.
+ Maintains a clean and safe work area.
+ Reviews appropriate checklists to ensure that all critical parts are examined.
+ Follows safety instructions and attends appropriate safety training.

Building Trades III Responsibilities:

3. RETIREMENT: The City of Charlottesville manages its own retirement system and does not participate in VRS, however the City has a Portability Agreement with VRS. There are certain provisions that must be met and the portability request must be executed within 18 months of vesting in the City's Plan.

+ A Defined Benefit Pension plan pays a monthly benefit in retirement using a defined formula based on the employee's earnings history, tenure of service, and age. Our plan has a 5 year vesting period and an employee contribution of 5% of salary.
+ A Defined Contribution 401a plan in which fixed contributions are paid into an individual's account by the employer, the contributions are invested, returns (positive or negative) are credited to the account, and the account balance is used to provide retirement benefits. The vesting schedule for our 401a plan is 33% after one year of service, 67% after two years of service, and 100% after three years of service. There is no required contribution from salary.
