Job Description

AECOM Arabia is seeking a highly experienced Architect of Record (AoR) to oversee the architectural compliance, documentation, and execution of a large-scale, mixed-use development in Riyadh, Saudi Arabia. The ideal candidate will have extensive experience in high-rise and complex projects, with a deep understanding of Saudi building codes, permitting processes, and construction supervision. The AoR will be responsible for ensuring design integrity, regulatory approvals, and seamless coordination between stakeholders while adhering to Vision 2030 and Saudi Green Building Standards.

This role is critical to shaping the delivery of the project—blending technical knowledge with strategic leadership to deliver excellence at scale.

Key Responsibilities:

Serve as the legally responsible architect for all architectural submissions and approvals.Ensure full compliance with Saudi Building Codes (SBC), MOMRA regulations, and GASGI requirements.Lead the preparation and stamping of construction documents (IFC drawings, specifications, and BOQ).Obtain necessary permits from Riyadh Municipality, Civil Defense, and other authorities.Ensure adherence to accessibility (Saudi Disability Code), fire safety, and sustainability standards.

 

Construction Documentation & Coordination:

Review and approve contractor submittals (shop drawings, material samples, RFIs)Coordinate with lead designers (if separate), structural engineers, MEP teams, and façade specialists to ensure design intent is maintained.Resolve design conflicts during construction and provide technical solutions.Oversee value engineering without compromising design quality or compliance

 

 Stakeholder & Authority Liason:

Act as the primary point of contact for government authorities on architectural matters.  Represent the project in municipal inspections, Civil Defense reviews, and other regulatory auditsEnsure smooth handover and occupancy permit processes.

 

 Team Leadership & Stakeholder Management

Conduct regular site inspections to verify compliance with approved drawings and specifications.  Monitor construction quality, workmanship, and material standardsIssue non-compliance reports (NCRs)  and ensure corrective actions are takenLiaise with project managers, contractors, and client representatives to address on-site challenges. 

 

Skills

Ability to maintain and build client relationshipsIn-depth knowledge & experience of the built environment across multiple disciplines which include but not limited to: Architecture, Structures, MEP Engineering, Civil Engineering, Landscape Architecture & Interior design.Initiative-taking / Self-motivated task management skills and able to take responsibility & accountability of duties.Excellent organisational skills and time managementResilient to cope with conflicting demands, able to prioritise duties and work effectively under pressure & tight timescalesAbility to think strategically at program and project level with an in depth understanding of client challenges and attention to detail.Digital data and reporting skillsExcellent communication skills, written and verbal - able to convey complex ideas and messages in a simple and straightforward way. QualificationsBachelor’s or Master’s in Architecture (licensed/registered with Saudi Council of Engineers - SCE).Minimum 20 years of Experience, with at least 10years in the middle East (Preferably KSA, UAE or Qatar)Proven track record in **high-rise mixed-use, mega-projects, or large-scale developments (10+ years as an AoR).In-depth knowledge of Saudi regulations (SBC, MOMRA, Civil Defense, SBC 801 & 802).Exceptional communication, negotiation, and stakeholder management skills and strong leadership / problem-solving skills (fluency in English & Arabic)BIM software (Revit, Revizto Navisworks, Dynamo, Solibri), CDE platforms (ACC, ProjectWise, ACONEX),Microsoft 365, includes Word, Excel, Power Point etc.SharePoint & Task trackerPower BiAutodesk Construction Cloud Build / AconexRevit, Revizto, Navisworks
