**Deliverables**
Subject Specialist (All the responsibilities generally relate to the area of specialization mentioned above)
Regularly monitoring and ensuring are tickets are closed as per TAT
Following safety procedures, preparing work permits, providing utilities for projects.
Monitor troubleshooting of all systems
Supporting CAMC visits.
Ensure power availability / supply for 24 hours a day and 365 days a year in the property
Managing M&E scope of the project to ensure the quality and deliverables within the stipulated time.
Monitoring of all treatment plants (STP, WTP & RO) Ensure to conduct periodic testing for all the installations through authorized agency and to get the safety certificate.
Assist Site lead in providing comprehensive property, contract and procurement management for technical services.
Periodical round with Engineers for the building inspection and modification of systems/procedures
Carry out Technical Audits for all installations at periodical intervals
Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations
Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility
Responsible for planning a critical spares list for all installations as per manufacturer’s recommendations and inventory
Responsible for development of all maintenance related schedules and shutdowns in consultation with Clients / OEMs
Periodically inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems.
Work towards the ‘ZERO’ down time and set up the practices to ensure the delivery of seamless service to Clients;
Monitoring Water Consumption
Ensure AMCs for all engineering equipment are planned and contracts administered in advance.
Periodically check / amend SOPs, checklists, operation steps, spare parts consumption analysis.
To participate in Property management Initiatives
Daily walk around to audit quality and consistency of M&E processes.
To ensure there is proper reconciliation of inventory of materials, diesel, any commodity/consumable at site is done periodically
Responsible for any technical issue at site
To ensure that M&E budget is prepared for every financial year
Coordinates with projects for completion of snags, identification of new snags/ un-captured snags & incomplete jobs.
Highlights any operational concerns to the projects & clients & follows up for closure.
Ensure 5S and Digitization compliance.
Maintenance of all critical fire equipment and FAS panels. List and maintain all safety equipment.
Ensure all documents related to the equipment, infrastructure is handed over by projects from BOQ to commissioning reports & third-party audit reports if available.
Actively participate and manage hand over and takeover of client spaces
Conduct contractor monitoring and review meetings on a quarterly basis or as necessary
Advise site lead on critical technical requirements
Ensure M&E personnel maintain uniform and personal hygiene standards.
Prepare the 52-week PPM schedule, Training schedule
Electrical Engineering with 4-6 yrs of experience in Building Facilities (High/Low Side)
