Job Roles & Responsibilities:
Technical Operations & Maintenance
Oversee day-to-day operations of critical building systems: HVAC, UPS, DG sets, fire systems, electrical panels, plumbing, and elevators.
Ensure all technical equipment is maintained as per OEM guidelines and AMC schedules.
Monitor and manage BMS (Building Management System) and energy monitoring tools.
Preventive & Corrective Maintenance
Plan and execute preventive maintenance (PM) schedules in coordination with OEMs/contractors.
Address breakdowns and corrective maintenance activities to ensure minimal downtime.
Maintain asset history, service reports, and track asset performance.
Vendor Management
Coordinate with AMC vendors and service providers for timely service delivery.
Review and validate vendor service reports and checklists.
Evaluate vendor performance and escalate service issues as needed.
Facility Audits & Compliance
Conduct routine technical audits and safety inspections.
Ensure statutory compliance for equipment (e.g., lift licenses, fire NOCs, electrical safety certificates).
Maintain documentation for internal and external audits.
Energy & Cost Optimization
Monitor energy consumption and suggest improvements for efficiency.
Assist in implementing energy-saving initiatives (like LED retrofits, HVAC optimization, etc.).
Analyze technical costs and suggest cost-saving opportunities.
Team Supervision & Coordination
Supervise technical staff (electricians, technicians) and assign daily tasks.
Conduct toolbox talks and ensure team follows safety protocols.
Coordinate with soft services teams (housekeeping, security) for integrated facility management.
Safety & Emergency Preparedness
Ensure all safety systems (fire alarms, extinguishers, emergency lights) are functional.
Conduct mock drills and train staff on emergency response procedures.
Report and escalate any safety violations or risks immediately.
Reporting & Documentation
Maintain daily/weekly/monthly reports on operations, maintenance, and incidents.
Provide MIS reports, downtime analysis, and incident reports to the Facility Manager/Client.
Update and manage documentation on Work Orders, PPM schedules, vendor SLAs, etc.
Client Interaction
Act as the first point of contact for client queries related to technical operations.
Attend client meetings and provide updates on facility performance.
Ensure customer satisfaction through proactive issue resolution.
