Area General Manager Job ID 218114 Posted 30-Apr-2025 Service line GWS Segment Role type Full-time Areas of Interest Engineering/Maintenance, Facilities Management Location(s) Tokyo - Tokyo - Japan **About the Role** As a CBRE Area General Manager, you will be responsible for the management, development and growth of an agreed portfolio of CBRE accounts, ensuring financial and operational commitments are met and exceeded. This includes P&L oversight, QHSE, regulatory compliance, people and talent management, operations management, and business development. The AGM is responsible for recruiting, coaching and mentoring Contract Managers within their portfolio. **What You'll Do** Leadership & Management: + Provide leadership, coaching and guidance to direct reports across a portfolio of customer contracts. + Ensure optimum resource levels exist across contracts, balancing cost control with the delivery of service excellence and employee satisfaction. Ensure structures support peaks and troughs in workload. + Work with other operational leaders to ensure the collaborative development of the business, effective teamworking, and a culture in keeping with the company’s RISE values and behaviours. + Share best practice, innovation and expertise across the portfolio and with country and regional peers + Own the recruitment and selection, process for Contract Managers, ensuring a thorough onboarding process and ensure best practice across team hires. + Foster a learning environment, with development and succession plans across all contracts. + Ensure training needs are delivered, employees are fully competent to undertake their roles, and can reach their full potential. + Foster high employee engagement through recognition & reward of team members and celebrating success. Operations Excellence: + Ensure appropriate contract review, audit and governance regimes exist to meet regulatory, policy and contractual commitments to deliver the highest standards of service to customers, this includes informal and formal meetings (monthly, quarterly, annual) and measurement of client satisfaction + Promote a ‘safety first’ culture, driving proactive QHSE management and innovation. + Ensure all required elements and resourcing of the Local Operating Model are in place across the portfolio. + Attend customer sites regularly and deputize for the Contract Manager when necessary. + Develop and maintain excellent customer relationships, with stakeholders of varying levels. + Lead the mobilization of new contracts as they arise, ensuring a smooth sales to operations handover. Growth & Retention + Identify and execute opportunities for the strategic development of customer contracts within portfolio, including the pursuit of organic growth through scope enhancement, extra works and projects. + Support the sales process through solution development, participation in presentations, hosting visits, and due diligence processes, as necessary. + Build strong networks internally and externally to support the development of the Business Unit, attraction of talent, engagement of vendors, and the promotion of CBRE in the marketplace. + Ensure all contracts within portfolio have retention plans in place, with support from senior leaders. Financial & Commercial: + Full responsibility for portfolio P&L including the development of financial plans for revenue and profit, management of UBR, debt, cost control, and growth, ensuring that targets are met or exceeded. + Ensure business policies and processes are effectively communicated and implemented across contracts. + Drive effective commercial and financial governance through accurate reporting, and appropriate checks and balances. + Ensure there is a thorough understanding of customer contracts and agreements, and review purchase orders to ensure financial, contractual, and commercial accuracies. + Support direct reports with supply chain management, including supplier performance reviews, supplier negotiations and re-bidding, and the identification of new vendors where required. + Lead sustainable growth of current portfolio – maximizing extra works and project opportunities on existing contracts. **What You'll Need** + Master’s or Bachelor’s Degree in a relevant field and a minimum of 10 years of experience and industry knowledge in facilities management, building services and projects. + Tertiary qualification in Engineering Studies preferable with Bachelor of degree from an accredited college or university in Electrical/Mechanical or Building Services related subject. + Professional certifications (e.g., LEED, CEM, FMP) will be an added advantage. + Track record of success in related areas of responsibility. + Prior management / team leadership experience. + Excellent written and verbal communication skills. + Strong organizational and analytical skills. + Active listening with the ability to provide constructive feedback to support growth and development. + Able to flex leadership style to suit the situation. + Able to deliver information clearly and confidently. + Comfortable leading meetings, presenting to groups or participating in a sales pitch environment + Able to recognise and capitalise on business opportunities proactively with minimal direction. + Has the ability to analyse information or situations, consider multiple perspectives to make well-reasoned decisions or solutions. + Requires advanced knowledge of financial terms and principles. + Conducts advanced financial analysis. + Ability to impact business line profitability though successful influencing and negotiation.
