■Job Title: APAC Sr. Programme Manager
■Reports To: APAC Regional Programme Management Lead
【Position Purpose】
Under supervision of the APAC Regional Programme Management Lead, the individual is responsible for the management of individual multi-disciplined projects across the APAC region.
To accept total responsibility for the effective management of a team or a number of teams engaged in the execution of all phases of a Project or Projects from initial establishment of requirements and feasibility studies to final handover to the Client. The role provides coordinating thought and leadership to encourage maximum contributions of all participants in the Projects and focuses these to produce a maximum value result.
Responsible for providing professional project planning support and management for all assigned Projects, as well as daily responsibility for all activities executed under the Project/s plan.
【Key Responsibilities】
• Serve as the main interface to the Clients Line of Business (LOB) contacts on all aspects of the project management cycle, providing end-to-end project management services sufficient to deliver Projects at or above industry standards and Client requirements.
• Routing of scope and budget adjustments for appropriate LOB and Corporate Workplace (“CW”) approval.
• Provide LOB interaction and facilitate decision making and resolve LOB disputes (after appropriate Vendor escalation)
• Lead relationship with the adjacent client departments (Legal, Risk, IT, Security)
• Communicate Project schedule to the client regional leadership and appropriate LOB contact for scope / budget / schedule change requests, initiate change management routines to perform necessary due diligence to identify their impact on the project and contract documents.
• Manage and report on project prioritization, cash flow, forecast and governance of project costs in accordance with the Client requirements.
• Establish, revise, and communicate approved workplace and brand design standards, including sustainability initiatives.
• Serve as a risk manager.
【Project Responsibilities】
• Manage remote team and ensure the timely issuance of documentation.
• Review, comment and enhance all documentation coming through from the Project Managers in the region prior to submission to Client including, but not limited to:
-Project Meeting Minutes
-Project Purchase Orders and Change Orders
-Project financial tracking and updates
-Execution of project status updates
-Receipt and verification of appropriate vendor insurance certificates
-Work with the project team to keep the Internal Project Management Systems updated at all times.
• Lead, mentor and guide the project teams through the agreed project process and promote best practice throughout the project lifecycle.
• Provide weekly activity updates of projects in project management system of record.
• Oversee competitive bidding all vendor services for each project as necessary following the agreed process standards.
• Cultivate and maintain a positive working relationship with all client representatives and service providers operating on the Project. This includes but is not limited to:
-Building Operations and Maintenance and Security
-Owner’s Representatives
-Architects
-Engineers
-Consultants
-Contractors
-Subcontractors/Vendors
• Conduct weekly business partner and construction meetings on all Projects.
• Excel in all phases of Corporate Real Estate Project Management activities, including, but not limited to:
-Program Development
-Budgeting
-Planning & Design
-Project milestone scheduling
-Services Contracting of multi-disciplinary project teams,
-Conflict Resolution
-Project Implementation oversight
-Project Closure
• Meet with the client prior to each project and identify success factors, develop measurement tools and communicate measureable added value to the client.
• Manage project finances and schedules for respective capital projects to ensure that CBRE Price Of Admissions (POA’s) and Key Performance Indicators (KPI’s) are achieved.
• Adhere to Critical Environment Work authorizations, critical processes and reporting requirements.
• Ensure contracting process is followed and service levels are met in compliance with agreements.
• Perform additional job duties as requested.
• Resolve complex problems through creative problem solving.
【Key Requirements】
• Bachelor’s degree in project management or related field, or equivalent combination of education and work experience.
• Membership of relevant professional institution(s) will be advantageous.
• Minimum ten (10) years’ experience related to all aspects of Design / Construction / Project Management.
• Strong interpersonal skills and problem-solving ability.
• Excellent English verbal / written communication, negotiation, and presentation skills. Japanese is an advantage.
• Demonstrated track record of successfully delivering complex projects on time and within budget.
• Proven record of excellent internal and external customer service.
• Ability to engage the organization, the customer, and key stakeholders and establish a high level of credibility.
• Ability to cross-sell all CBRE / T&T integrated services.
• Strategic thinker with a strong action/results orientation.
• Demonstrates an innate ability to lead, able to motivate and inspire others, build morale and generate enthusiasm, pride and commitment.
• Impeccable ethics, maturity and confidence.
• High energy and willingness to travel.
【Working days and hours】
• Monday-Friday (2 days off per week) 9:00 a.m. -6:00 p.m.
*Flextime is available.
*When working on weekends or holidays to attend to construction work, you will receive a compensatory day off the following week.
